When people think of Malibu, they often imagine pristine beaches, quiet canyons, and an effortless connection to nature. For developer Dustin Khalegi of DK Homes, that spirit is at the heart of Trancas Malibu, his most ambitious and personal project to date.

Recently, Holly Hatch of Holly & Chris Luxury Homes sat down with Dustin to share the inspiration, innovation, and community values shaping this landmark development.

A Vision Rooted in Malibu, Not Hollywood Hills

Dustin’s goal was to design homes that feel modern and contemporary while remaining understated. Unlike the sharp-edged designs of the Hollywood Hills, these residences are elegant, sophisticated, and closely connected to nature.

“Malibu has always been about tranquility and seclusion,” Dustin explained. “At its core, this area is horse properties, open land, and peaceful living. You want a home that connects you to that lifestyle, while still being refined.”

Building with Community in Mind

Unlike a one-off spec home, the Trancas Malibu development is designed as a neighborhood. Dustin and his team will live next door to future homeowners, which makes quality and long-term design choices even more important.

From architects to woodworkers, every team member was carefully selected for their skill and passion. As Dustin noted, “You can feel their excitement in the work. That energy translates into the homes. It is not just about finishing a job; it is about creating something lasting.”

Innovation in Fire Safety

The project has already attracted national attention, including features in The Wall Street Journal. One reason is its advanced fire protection systems.

The homes include defensive measures such as fire-resistant materials, covered gutters, and thoughtful landscaping. They also include offensive systems like private hydrants, pool-draft setups, and industrial-grade pumps. These systems not only protect each property but also strengthen fire safety in the broader Malibu community.

As Dustin explained, “We even installed new public fire hydrants along Trancas that are exclusively for the fire department. It is unusual for a residential project, but essential here.”

Sustainable and Off-Grid Ready

Sustainability is another cornerstone of the project. Each home is designed to operate effectively off-grid with solar panels, battery storage, private wells, septic systems, and propane.

Rather than noisy backup generators, the homes use battery systems that store solar power during the day for use at night. “It is quieter, more sustainable, and better for the environment,” Dustin said.

This approach allows homeowners to enjoy comfort and independence while staying in harmony with Malibu’s natural rhythm.

A Development That Tells a Story

For Dustin Khalegi, Trancas Malibu is more than a real estate project. It is a personal mission that blends design, community, safety, and sustainability into a vision of modern Malibu living.
